The cost of living in Hawke's Bay is becoming more and more difficult. Rates have been on the rise in recent years due to a number of issues such council having to invest significantly in 3 waters, the major investment to strengthen the HB Opera House and revitalise this area of the CBD, COVID19 and council's decision to keep rates under 2% and then Cyclone Gabrielle - which has seen council undertake a $50m property buyout programme as well as spend many millions on rebuilding bridges and roads across the district.
Compounding this has been a housing shortage and nationally a "Cost of Living crisis".
Council has a big role to play in creating affordable housing and this starts with affordable land. In the past council has done a poor job of releasing land for development in a timely manner. They always seemed to be behind the 8 ball and where there was demand for housing, land was in short supply. This leads to a higher price for sections.
We need to make sure that there are more sections available to the market. It's not council's role to tension the market - our role is to provide sound policy to enable development - both within the urban environment but also identifying unproductive land that can be transitioning into housing. We need to look at infill and medium density housing, apartment style within the CBD and also satellite housing options such as Maraekakaho and Waimarama.
A 'CAN DO" council is the difference to ensuring 1st home buyers and growing families can live in their home.

I have known Damon Harvey for over 15 years in his role as our Marketing agent for Cottages NZ.
